Hi,

I am temporarily renting out my firsthand apartment in Huvudsta from the 15th of August 2025 until the 15th of June 2026 because I will do my one year Master’s in Lund. The company I am renting from is Wåhlin Fastigheter AB.

It’s a 2 room, 58 sqm apartment with a large combined living and kitchen area. You will get a lot of sun in the summer months! As you can see on the pictures, the apartment comes with a sofa, sofa table, TV, a kitchen isle and the typical kitchen utensils. And the best thing: I have installed a dishwasher.

The bedroom is also quite spacious and includes a 160x200m bed and closets with plenty of storage for your clothes.

Moreover, the apartment has a balcony with an outdoor “sofa”, chairs and a table.

Regarding the bathroom, it’s also quite spacious but does not come with a washing machine/dryer. However, we have a laundry room with a digital booking system and I never had an issue to spontaneously book a room. Each laundry room has 2 washing machines, 1 dryer and 1 dryer closet.

The area Huvudsta where the apartment is located is quite and has a lot of nature close by. Furthermore, the nearest metro station is 8 mins away (ca. 9 mins to T-Centralen and 5 mins to Fridhemsplan). You have a Hemköp at the metro station, an Ica maxi ca 15 min walking distance away and a Willys and Lidl 10mins by bus away in Sundbyberg.

The current base rent is 10,010 SEK/month, excluding electricity and internet.
I pay approximately 300–350 SEK/month for electricity and 299 SEK/month for internet.
Since the apartment is furnished, a 15% surcharge applies (1,501 SEK), in line with Swedish rental law for furnished sublets.

It’s also worth noting that the rent is temporarily discounted from 10173 SEK to 10010 SEK due to a special reduction granted in 2023 after an unusually high rent increase. This discount is expected to end next year, meaning the rent will return to 10173 SEK or potentially increase slightly further, depending on the annual negotiations with the landlord.

Hence, the current rent including internet would be at around 11810 SEK and depending on your electricity usage at around 12160 SEK which is a great price for Stockholm and an apartment so close to the city centre.

While the renting time is from mid August 2025 until mid June 2026, I might be able to offer a couple of weeks or a month longer but would need to decide that next year.

One last thing: Since I need approval from my rental company, the process will be that if I decide to rent the apartment to you, I will send all needed documents including the signed contract, tenant reference, etc to Wåhlin Fastigheter and once they approve it, it’s done!
